sell your house fastSelling your home can take quite a long time.  Knowing a little bit about the housing market that your property is in and some information about the surrounding area can help you sell your house fast, and at a better price.  Enlisting a real estate professional will also give you the expertise you need to get the property sold and get you onto your next home.

The first thing your agent will help you do is to list your property.  They will list your property on their realty company web site.  But they can also list it on other company sites as well.  Listing real estate on MLS (multiple listing services) is great start to get your house on the market.  There are many benefits to using MLS that sellers can utilize to move their property as quickly as possible.

Greater Exposure

The biggest benefit to using MLS to list your property is exposure.  Having your home show up on multiple realty websites will get your house shown to a lot more people than if you were to just list with one company.  This increases the chances of you finding interested buyers, no matter who they use as their buyer’s agent.  This is important because houses that stay on the market for long periods of time can become stale to buyers.  There is a stigma that if a house has been listed for a long time, then something must be wrong with it.  Whether or not that’s true won’t matter because many potential buyers might not want to waste their time viewing a house if they already have a bad feeling about it.  This can also hurt a seller from getting the price they want as houses that stay on the market too long lose some negotiating power as buyers will think they can submit lower offers and the seller will accept just too finally get the house sold.

Higher Commissions

A disadvantage to using the MLS to sell your house is you will end up paying more commissions to get it sold.  When selling a house, a seller will pay their agent roughly 2-3% of the sale price as a commission for making the sale.  The seller will also have to pay around 2-3% to the buyer’s agent as well for negotiating the sale.  This can cut into a seller’s profits greatly depending on the final sale price of the home.

Private Sales

Selling a property as FSBO (for sale by owner) can eliminate one side of that commission cost.  Of course, if you choose that route, then you will be responsible for the agent’s duties; arranging showing times, taking calls from potentially interested buyers and contacting your local title company.  You’ll need to weigh whether it is worth your time to do the work of the selling agent to save yourself that cost.

No matter which route you choose, listing real estate on MLS is a great way to get your property seen by the most people.  The more people who view your property, the better the chance of finding a buyer and getting that house sold!
