Selling a home is never easy, but there are many things you can do to simplify and expedite the process, as well as insure that you get top dollar for your property. You want your home to stand out from the rest, and one of the best ways to do that is to make sure your property is ready for buyers when they walk in. This doesn’t mean you need to renovate every little problem or strip the walls bare, but taking some time to make your home presentable is one of the best ways to sell your home, even as it is, in Texas.

Tip No. 1- De-clutter and clean.

First things first, you need to clear away the clutter in your home. Most, if not all, potential home buyers have no interest in your personal possessions, nor do they want to see them scattered throughout your home. They want to visualize how the house will look with their things in it, not yours. It may seem difficult to imagine strangers living in your home, but once you move past the initial resistance to this, you’ll find this step simplifies things quite a lot. Not only do potential buyers have an opportunity to evaluate the property more easily, but packing up non-essentials and getting rid of or storing them only makes packing for and moving that much simpler later on.

Tip No. 2- Inspections.

Call a licensed home inspector and have them evaluate your property. Many potential buyers will ask you to lower your price due to potential, or mandatory, repairs. It is best to know what these repairs may be and their costs for future negotiations. It may also benefit you to take these repairs into account when deciding whether or not to renovate your home before selling it.

Home inspections can run upwards or two-hundred dollars, but it is money well spent when it can save or earn you thousands down the line.

Tip No. 3- Home Improvements.

Most people know that a new coat of paint and a few minor repairs will help your home sell. Take some time to decide what renovations are necessary, if any, and research the costs associated with them and how much they may drive you the value of your home. If you are able, it is always best to have at least a few minor repairs done to your home before selling it, but do not get too hung up on this process. You want to make your home safe and presentable, not glamorous.

Tip No. 4- Interview several Realtors.

Take time to find the right Realtor for your home. Ask for recommendations from friends, family, and coworkers who have sold their homes in the area. This step should not be skipped. Do not simply believe the first Realtor you talk to, or the one who says they can get you the highest price for your home or property. Make sure you find a Realtor who is familiar with your market and who can give you a detailed market analysis before you commit to anything.

Tip No. 5- Lawn care.

It cannot be stressed enough how important lawn care is when selling your home in Summer. In the Fall and Winter months, it is easier to get away with a lackluster garden and lawn, but come the sunny months and people want to see evidence of good lawn care and the flourishing bounty of Mother Nature… or at least a nice, clean, trimmed lawn and trees. Whether you hire a service or decide to do it yourself, if you have grass, make sure it is clean, trimmed, and healthy; free of clutter, trash, and all manner of Garden Gnomes. Trim your trees, plant a few flowers, and get rid of the compost pile.

One last thing to remember- Do not let yourself be intimidated by your Realtor or by any home buyers. It is the Realtor’s job to ensure your home gets sold, and that may not always mean selling it for what it’s worth, especially if that Realtor has several properties to sell. Realtors make money from selling a home or property, not from bargaining with potential buyers to keep the price high. State your limits upfront and from the beginning, try not to compromise too much, and do not be afraid to say “No”.

Despite this, you still need to be realistic and logical. Do not expect to get more from your property than is reasonable. Find out what your home or property is worth, preferably from more than one reliable source, and go from there. Make sure to have your home appraised pre and post-renovation if you choose to update or change anything about your home before selling it. Keep in mind that home prices are at an all-time high in many parts of Texas and right now is one of the best times to be a seller.
